Optima N Ltd provides an Inspection Visit Package via our own Agent in UK . We secure: 

  • Your transfer from airport in Bulgaria to your hotel
  • Hotel reservation for any number of nights / payable in Bulgaria /
  • Arranging inspection visits of the properties that suits your preferences
  • Properties viewing. Viewing charge is 30 EUR/day
 
 
PROCEDURE OF BUYING A PROPERTY IN BULGARIA
 

1. The usual procedure and assistance of Optima N Ltd agency .

Optima N Ltd has developed its business in the area of real estates, residential property building and consulting services. Its clients are foreign citizens interested in buying properties in Bulgaria. Optima N Ltd is an Agent of the foreign clients and assist them during the process of property purchasing, building and maintenance.

The usual procedure when the client is ready to buy a property is to pay a deposit to secure the property. Since the Credit card payment in Bulgaria is not fully developed yet, the client may bring with him the deposit in the form of Traveler’s cheques, which can be easily cashed i local banks.
 

2. Set up your own company in Bulgaria

According to the Bulgarian Act on Foreign Investment until 2014 year foreigners can buy buildings but not land. Therefore the most common method for foreigners and recommended by the Law is to set up a Bulgarian company, which then own the property.

The cost of company’s setting up is:

  • 500 EUR for setting up your Bulgarian company. The procedure takes 5-7 days.
  • 1800 EUR deposit to temporary company’s bank account as a capital to start a business                ( you withdraw the money once the company set-up is complete /after 5-7 days/ )
 

3. Purchasing a property

Once you decide you want to buy a property we arrange all legal assistance related to the transaction. Optima N Ltd lawyers are specialized in real estate legislation. The Procedure of purchasing a property includes:

  • Optima N Ltd arrange inspection visits of the properties that suit your preferences. Viewing usually takes 1-2 days.

  • Signing Preliminary contract of purchasing a property. When the client is ready to buy the choosen property the Agent prepares and scrutinizes all the documents of the property. The client is obliged to pay 10% deposit of the property price to the seller.

  • The Agent prepares all the necessary documents for the deal.

  • Signing Notarial Act – final contract for purchase. The client pay the rest 90% of the price
  • The client pays Notary tax - 1% and Government Purchase Tax - 2% of the purchase price.
  • The client becomes Owner of the property in Bulgaria.
 

Agent’s fee . For services mentioned above including the delivery of the Title Deed of ownership, investigation of title and other property documents, all legal fees covering both the preliminary and final contract, document translation and legalization fees Optima N Ltd charge 3 % fee of the purchase price
