Restoring a property is the perfect choice for making an investment, and is the best method for designing the house of your dreams. Renovating a property is one of the fastest and easiest ways to settle in a house. You will save both money and time if you prefer developing an old house than start building a new one. You will avoid stuff like getting a building permission and providing water and electricity services in the property (basic procedures that take a lot of time). Renovating a property is also the cheapest way to make an investment in Bulgaria. Old houses are usually cheaper and besides that basic materials needed for the reconstruction, furniture, costs for amenities and last but not least – labor, are one of the cheapest in Europe. Of course, there are obviously many factors influencing expenses, such as condition of the property, the quality of used materials and etc. Generally, renovation of the property is the easiest, fastest and cheapest way to design the house of your dreams.

For properties requiring renovation or restoration work, we will work with the purchaser to develop the plans and with a team of competent architects to carry them out. Their combined specialty lies in blending a traditional look with today's preferences for space and light, underpinned by efficient plumbing and electrical systems. Top quality materials, such as chestnut timbers, local stone and tiles, are signatures of their work, which includes the installation of gardens, pools and terraces.

Strict rules govern construction in Bulgaria and our architects will provide sound advice regarding planning permission, as well as realistic estimates for the cost and timing of the project.
After buying an unrestored property you will have numerous meetings with us to decide how to develop the house into the house of your dreams. We will work together in the planning, elevation, external layout of property .

You will select the base materials that you can choose from previous works, photos, and brochure. We will plan together the whole procedure of the restoration work and we will also give you the schedule of decision, the schedule of payments and the schedule of comparative costs. All these documents will help you to know exactly what you need to do at each stage during the process, as well as checking the progress of works. Once you have decided on the project details we will prepare the tender documents, which will allow us to obtain different estimated costs from different builders. The tender documents will be composed from plan, elevation, technical drawings, analysis of quantity and materials, schedule of condition and terms of works. Once we have made the agreement with the builder and with the sub contractor, we will start the restoration work.

During this phase we can send you various photos each week of the works in progress. If, during the works, you have to know any details, we will send you all the information you may need.

Following all these phases, where we will guide you at each step, you will finally have the property ready to live in or to lease it.
